Real Estate Video Marketing: How Agents and Agencies Get Buyers From YouTube

Real estate is a trust business with big tickets and long decisions. That's exactly where YouTube works best. Here's the strategy we'd build for an agent or an agency, 20 video ideas, and what happened with our real estate clients.

Does YouTube work for real estate agents?

Yes, especially when your buyers:

  • Spend a lot, so they need trust before calling.
  • Research for a long time: weeks or months.
  • Are far away: relocating, investing from abroad, buying a second home.
  • Ask the same questions you answer on every call.

It works less well if you only do quick local rentals, where people decide in a day and don't research. Then portals, Instagram and ads may fit better.

What happened with our real estate client in Thailand?

We work with Insight Estate, Artem Shuster's real estate agency in Thailand. Their buyers research a property in another country, so trust and information matter a lot.

We tested a lot at the start: broad travel videos, deep "how to make money with Thai real estate" videos, different packaging. For two months almost nothing happened. These are the months when founders want to quit, and my job was to be an accountability coach: record another video, the breakthrough is coming.

  • Month three: every video started to grow.
  • First 90 days: 16,815 views and +258 subscribers.
  • Now: leads come in even when the channel isn't actively posting.
YouTube Studio analytics of Artem Shuster's Thai real estate channel Insight Estate: 16,815 views and 258 new subscribers in 90 days
Insight Estate: flat for two months, then the breakthrough

And the most interesting part. A broad video, "Don't come to Thailand", got about 9,000 views. Market analytics videos got about 200. They brought roughly the same number of inquiries. In real estate, the right 200 viewers can be worth more than 9,000 random ones. More on this in views vs clients.

Can a single agent get deals from YouTube?

Yes. An older example from our work: a real estate agent we coached. In one year his channel got 334,000+ views and 20,700 watch hours, and he closed 24 deals worth about $4M, mainly from YouTube.

YouTube Studio: 334,130 views and 20,700 watch hours in 365 days
A real estate agent's channel: one year, 24 deals mainly from YouTube

20,700 hours is over two years of people watching one agent explain his market. Nobody gets that much time from a listing photo.

What videos should real estate agents make?

Here are 20 ideas, split by where the buyer is in their decision.

Area and market (top of funnel)

  1. "Living in [area]: pros and cons"
  2. "Best areas to buy in [city] for [families / investors / remote workers]"
  3. "[City] real estate market update: [month, year]"
  4. "How much does a [type] property cost in [area]?"
  5. "Cost of living in [city]"
  6. "Is [city] a good place to invest in 2026?"

Process and mistakes (middle of funnel)

  1. "How to buy property in [country] as a foreigner"
  2. "[N] mistakes buyers make in [city]"
  3. "Hidden costs of buying a property in [country]"
  4. "Off-plan vs ready property: what to choose"
  5. "How to check a developer before you buy"
  6. "Renting out your property: real numbers"
  7. "Taxes and fees explained simply"

Proof and trust (bottom of funnel)

  1. Property tours with honest commentary, not just music.
  2. Client stories: "How [client] bought from abroad without flying in".
  3. "What working with us looks like, step by step".
  4. Developer or partner interviews.
  5. "Questions buyers ask me every week".
  6. "Who we don't work with".
  7. Your agency's story and team.

The area guides and "how to buy" videos keep working for years. Listings expire. Guides don't. For more formats, see how to pick video ideas that bring clients.

Should real estate agents make Shorts?

Yes, as the door to long videos. Short property tours and "one mistake buyers make" clips work well. But the decision to call usually comes after a long video, where the buyer hears how you think. Link every Short to its long video with the "Related video" feature. Here's how Shorts work for business.

What makes a good real estate thumbnail?

A real estate buyer clicks on the place and the lifestyle. Show the property, the view or the neighborhood, add a short phrase of two to four words and your face for trust. Avoid listing-style collages with ten small photos: on a phone they turn into noise. More in our thumbnail guide.

How do real estate agents get leads from YouTube?

  • Contact link in the first line of every description: a call, WhatsApp or a form. Here's a description template.
  • Pinned comment with the same link.
  • A free resource: an area guide, a buyer's checklist, a cost calculator.
  • Ask every lead which video they watched. You'll quickly see which areas and topics bring buyers.
  • One playlist per buyer type: investors, families relocating, sellers. Tvoy Sklad, a commercial real estate franchise we've worked with since 2022, does exactly this: one playlist for people who want to invest, another for people who want to open a ready rental business.

For a luxury brokerage, the same idea becomes three doors: sellers, buyers and agents who want to join.

Real estate leads from YouTube often arrive pre-sold. They've walked through the area with you. They already trust your opinion.

Can a brokerage use video to recruit agents?

Yes, and many do. Hiring good agents is one of the biggest costs of a brokerage. A candidate who has watched three videos about your team, how leads are shared and what the first six months look like already knows if they fit. Put your current agents in front of the camera: candidates trust future colleagues more than a job post. Here's how to put your team on camera.

How long until YouTube brings real estate leads?

Plan for months. Our Thai client's growth started in month three. Across our clients, search traffic usually starts around months four to six, and the first year is when the library starts to compound. The honest timeline is in how long it takes to grow a business channel.

The good news: real estate topics are evergreen. A great area guide keeps bringing buyers for years.

Do real estate agents need to be on camera?

For trust, yes. Buyers want to know who will guide them through one of the biggest purchases of their life. You can start with property tours where you're mostly behind the camera, then add talking videos. A podcast with a developer or a lawyer is an easy format for agents who feel awkward on camera. If the camera is the problem, start with this guide for camera-shy founders.

FAQ

Is YouTube good for real estate agents?

Yes, especially for agents whose buyers research for weeks: relocators, investors, foreign buyers and high-end clients. YouTube lets them see your expertise and the area before they call. It works less well for quick local rentals.

What is real estate video marketing?

Using video to attract and convert buyers and sellers: area guides, market updates, how-to-buy explainers, property tours and client stories. Unlike listing ads, guides and explainers keep bringing buyers for years.

What videos should real estate agents post on YouTube?

Area guides, market updates, how-to-buy explainers, mistakes and hidden costs, property tours with honest commentary, client stories and "how working with us looks" videos. Guides keep working for years; listing videos expire.

How do real estate agents get leads from YouTube?

By answering buyer questions in videos, putting a contact link in the first line of every description and in a pinned comment, offering a free resource like an area guide, and asking every lead which video they watched.

How long does it take for a real estate YouTube channel to grow?

Usually months. Evgeny Maximov's Thai real estate client saw almost no growth for two months. In month three every video started to grow: about 16,800 views and +258 subscribers in the first 90 days.

Do real estate YouTube videos need a lot of views?

No. For Evgeny Maximov's Thai real estate client, a broad video with about 9,000 views and market analytics videos with about 200 views brought roughly the same number of inquiries. The right viewers matter more than the number.

Should real estate agents make YouTube Shorts?

Yes, as a way to reach new viewers and send them to long videos. Short tours and quick tips work well, but buyers usually decide to call after watching longer, more detailed videos.

What are good real estate YouTube channel ideas?

A channel about one city or area for a specific buyer: foreign investors, families relocating, first-time buyers or luxury clients. Focus on one buyer and answer all of their questions.

Do real estate agents need to show their face on YouTube?

It helps a lot with trust. You can start with property tours where you're mostly behind the camera, or a podcast with a developer or lawyer, then add more talking videos over time.

Can brokerages use video to recruit agents?

Yes. Videos about how your team works, how leads are shared and what a new agent's first months look like help candidates decide before the interview. Your current agents in front of the camera do this better than any job post.

How often should a real estate agent post on YouTube?

Consistency matters more than volume. Around four long videos a month, plus Shorts cut from them, is a strong pace. Many agencies film a month of content in one day.
