# A Thai Real Estate Agency Got a Lead From a 20-Minute Video With About 500 Views

Insight Estate is Artem Shuster's real estate agency in Thailand. For two months almost nothing happened. In month three every video started to grow: 16,815 views and +258 subscribers in 90 days. And the lead came from a small video.

**Editorial update**

The remote filming section is a draft addition. The existing channel figures and long-form production scope are preserved.

**Key takeaways**

**Short answer:** Insight Estate, a real estate agency in Thailand, got **16,815 views and +258 subscribers in 90 days**, after two months of almost no growth. The second lead in three months came from a dry 20-minute video with **about 500 views**. A broad video with about 9,000 views and analytics videos with about 200 views brought roughly the same number of inquiries.

- Two flat months, then a breakthrough in month three.
- A lead came from about 500 views. Who watches matters more than how many.
- We work for a fixed fee, with no share of the deals.
- I have one lead story, not a sales total, and I'll show you exactly where the numbers stop.

Before

A real estate agency in Thailand that sells to foreigners who research a purchase abroad for weeks.

What we did

Full production of every long video after the first eight: research, topics, scripts, filming support, editing, thumbnails and publishing. We did not produce the Shorts.

Result

**16,815** views and **+258** subscribers in 90 days. A lead from a video with about **500** views.

## Who is Insight Estate?

[Insight Estate](https://www.youtube.com/@InsightEstateChannel/featured) is a real estate agency in Thailand run by Artem Shuster. His clients are mostly foreigners: people who think about moving, investing or buying a condo or a villa in a country that isn't theirs. They don't buy on a whim. They research for weeks, they are scared of mistakes in the rules, and they have no one to ask.

That is the buyer YouTube serves well. The channel is in English. You can browse our long videos and the channel statistics below.

## What did we produce, and where is the channel now?

We handled the full production of every long video after the first eight on the channel. That covers 27 of the 35 videos currently listed in the Videos tab. We did not make the first eight videos or any of the Shorts.

Our work covered research, the content plan, scripts, filming support, editing, thumbnails, titles and publishing. Artem brought his expertise and appeared on camera.

| Public channel snapshot | 1 November 2026 |
|---|---|
| Subscribers | 735 |
| Total channel views | 68,872 |
| Long videos produced by our team | 27 of 35 |

The subscriber and view totals cover the whole channel, including the first eight videos and Shorts. They are not a separate measure of our production results. The 90-day Studio figures below cover a different period.

## How did we support filming remotely?

Our portfolio records batch filming sessions with Artem directed over Zoom. The description lists four long-form videos recorded in a session. That describes a recording arrangement, rather than a claim that every month followed the same schedule.

Our confirmed scope covered long-form production after the first eight videos on the channel. We did not produce the Shorts. The remote filming description should be read within that long-form scope.

Artem brought his knowledge of the market and appeared on camera. We handled the work around the recordings: research, topics, scripts, filming support, editing, thumbnails, titles, and publishing.

The next version will add the exact recording setup and a specific example from a session. We have not assigned an iPhone, a microphone model, or a recording location to this project without confirmation.

## Which of our long videos have the most views?

These are the three most viewed long videos from our production, with rounded public view counts checked on 1 November 2026.

## What did the first months look like?

We tested a lot at the start: broad travel videos, deep “how to make money with Thai real estate” videos, different packaging. For two months almost nothing happened. These are the months when founders want to quit, and my job is to be an accountability coach: record another video, the breakthrough is coming.

Then, in month three, all the videos started to go up together, and leads came even without active posting. This is the screenshot of YouTube Studio for the 90 days from 17 August to 14 November 2025.

| Metric | 17 Aug – 14 Nov 2025 |
|---|---|
| **Views** | 16,815 (71% more than the previous 90 days) |
| **Watch time** | 893.3 hours |
| **New subscribers** | +258 |

## What did we do?

We started with market research: what foreigners search for, which videos on Thailand and its property market already have views, and why. Three filters decided every topic:

1. **Potential for views.** Does the topic already work on other channels?
2. **Connection to the service.** Does it lead a buyer toward the agency?
3. **Natural for the speaker.** Can Artem talk about it for ten minutes without getting bored?

Then we married two kinds of topics. **Broad ones** bring reach: living in Thailand, the real cost of living, the visa rules. **Expert ones** get fewer views but convert: how to buy, what to avoid, the real total cost, how the market is changing. Each reference had to come from a large channel, not one video that someone paid to promote.

The packaging is warning-style, because foreigners are afraid of mistakes. Titles like “Thailand Dream is a LIE. Watch this before coming to Thailand!” and “Never Buy a Condo in Thailand Before Watching THIS Video!” promise protection, and the people who click are serious ones. A critical title earns trust.

We write the scripts, edit, make the thumbnails and publish. [Here is how that works week by week](https://evgenymaximov.com/blog/how-youtube-production-works/). And the fee is fixed. We don't take a share of the deals, so we are paid to make honest videos, and not to push every video toward a sale.

## Where did the lead come from?

This is the interesting part. The second lead in three months did not come from the biggest video. It came from a 20-minute video about how to choose property in Thailand, with about 500 views. The video was “very boring”, full of numbers, charts and percentages. And that is why it worked: the person who watched 20 minutes of percentages was a person about to spend serious money.

Then I compared the two kinds of videos. A broad video, “Thailand Dream is a LIE”, got about 9,000 views. The market analytics videos got about 200. They brought roughly the same number of inquiries.

| Video | Views at the time of comparison | What we know about inquiries |
|---|---|---|
| **Broad: “Thailand Dream is a LIE”** | about 9,000 | Roughly as many inquiries as the market-analysis video below. Exact count not recorded here. |
| **Market analytics** | about 200 | Roughly as many inquiries as the 9,000-view video above. Exact count not recorded here. |
| **20-minute “how to choose property” video** | about 500 | Brought the second lead reported during the three-month period. |

My conclusion on every call is the same: 500 views are enough to get a lead, if they are the right 500. Views show demand, not how many clients a video brought. That is why I ask founders to count calls and leads, [not views](https://evgenymaximov.com/blog/vanity-metrics-views-vs-clients/). For the high-ticket version of this idea, I call these “needed videos with no views”: they are made to be watched by one buyer, and sent by a sales team for years. ## What can't I tell you?

I don't have a total lead count, and I don't have the sales numbers. I don't have a quote from the client for this case either. What I have is a public channel, a Studio screenshot and one lead story I trust. A single lead is not a statistic, and the market for property in Thailand changes with rules and tourism, so the numbers will be different in yours.

If you want proof you can use, that is the real answer: in real estate, [track every lead by video from day one](https://evgenymaximov.com/blog/youtube-roi-tracking/). Ask one question on every inquiry: “Which video did you watch?” Then you will have your own case.

## Why did we stop working together?

Our work together lasted five months. During that time, Insight Estate was testing different ways to generate leads. Alongside the English YouTube channel, they tried paid video advertising, and we helped edit those ads. They also ran webinars in Russian and English and maintained social channels in both languages.

After five months, they decided to focus on Russian-speaking buyers. Their team was Russian-speaking, and serving that audience proved a better and more effective fit for them than continuing to build an English-language YouTube channel.

That is part of the case too. The company tested several approaches and chose the audience that worked better for its team.

Artem continues to post in Russian on [his active Telegram channel](https://t.me/real_shuster).

## What can you copy from this case?

- Expect a slow start. Plan the first two months as an investment, and keep recording.
- Mix broad and expert topics. Broad ones bring reach, expert ones bring buyers.
- Use warning-style titles for buyers who are afraid of mistakes: “Never buy X before watching this”.
- Make the dry videos. Costs, rules and step-by-step checklists are what a buyer needs before a call.
- Judge a video by who watched it. Ask every lead which video they saw.
- Choose a fixed fee over a share of deals, so nobody is tempted to turn every video into an ad.

## FAQ

**How many leads did the Thai real estate channel bring?**

I only have one number I can stand behind: the second lead in three months came from a 20-minute video with about 500 views. I don't have a total lead count or sales numbers for this channel, so I won't invent one.

**How many views did Insight Estate get in 90 days?**

From 17 August to 14 November 2025 the channel got 16,815 views, 893.3 watch hours and +258 subscribers. Views were 71% above the previous 90 days, and subscribers and watch hours were more than ten times higher.

**How long did it take for the channel to grow?**

Two months with almost no growth, then a breakthrough in month three, when all the videos went up together. It is the usual pattern for a business channel, and it is why I ask clients to expect a slow start.

**Can a video with 500 views bring a client?**

Yes, if the right people watch it. A buyer of property abroad is already deep in research, and a dry 20-minute video with numbers and charts is what they look for. 500 views of those people are worth more than 50,000 random ones.

**Did the big video bring more inquiries than the small ones?**

No. A broad video, “Thailand Dream is a LIE”, got about 9,000 views, and market analytics videos got about 200. They brought roughly the same number of inquiries.

**How does Insight Estate pay for the work?**

A fixed fee. We don't take a share of the deals. That keeps the plan simple: we are paid to make good videos and tell the truth about what works, not to push every video toward a sale.

**What kind of titles did the channel use?**

Warning-style titles aimed at foreigners, like “Thailand Dream is a LIE. Watch this before coming to Thailand!” and “Never Buy a Condo in Thailand Before Watching THIS Video!”. A critical title earns trust and attracts serious buyers.

**How many subscribers does the channel have now?**

735 subscribers on 1 November 2026, with 68,872 total channel views. These are channel-wide figures, including videos and Shorts we did not produce.

**Does YouTube work for real estate agents and agencies?**

It works when buyers research for weeks: relocators, investors, foreign buyers and high-end clients. It works less well for a local agent who needs a quick sale next month. See our real estate guide for who it fits.

**Do you take a percentage of real estate deals?**

No. We work for a fixed monthly fee, and that is how we worked with Insight Estate.
